I think this is really important. It is so hard to find “your tribe” and the odds that they live within walking distance is really small. It also is a reason I think that millennials have started picking downtown urban life over the suburbs.
The technical reason is one Elon Musk pointed out in explaining the need to build tunnels with his boring company, the roads and suburbs are 2D while downtown is 3D people and office storage.
